What alternate methods to looking on the MLS are you guys using to find deals? Has anyone tried putting out a "we buy houses" website? Right now, I've only tried mailers, but I'm thinking about doing a website. Let me know your thoughts!

As a seller, I'm always looking for qualified investors and a website is a great tool to put yourself out there.

A website is great but if nobody knows you have it then it is not worth much. People have to find your site. You are in luck here because some of the guys on this forum are super stars at getting that done.

Another method I have used is writing hand written notes to the people who are in pre-forclosure and their homes are being advertised as coming up on the next courthouse sale.

Hand written seems to get a better response. I hired a high schooler with good handwriting to send them out for me. I just signed them.

Initial thought is that you're a genius to hire a high schooler - I'd hate to write all of those notes! But seriously, I think the hand written notes are fantastic. What you have to remember is that the people undergoing foreclosure are in a really bad place in life...you have to approach the situation correctly, otherwise you'll get nowhere. The handwritten notes, IMO, will set you apart from the auto-generated bank notices that they've received en masse.

Exactly. People want someone that is sympathetic to their situation and is genuine in helping them find a way out. If handled properly you can do exactly that. Right now is a great time to find those kind of deals.
