We run a property renovation company in Illinois. We have worked under several investors in the past. At this time we are looking for one investor to fund our project or to become a partner with us. We need someone to purchase the home and provide the money for the renovation. In the past how we have done it is, find a house under 40,000 (usually foreclosed)we walk through it and provide an estimate budget for repair. The investor purchases the home and supplies the funds for the renovation. We work day and night to get the property renovated and on the market before the 30th day. We sell the home for a large profit, pay off the investor and start on a new home. We would like to find someone who is willing to invest with us and make great money back for it. We would like to do several houses with the same investor, however, we would like to talk to anyone even one-time investors. We usually do one flip at a time, but can do up to 3 at a time. We have a small group of people that work with us and only have to contract out for major electrical repairs. If the investor would like several houses done at a time, we do have the man power to get this done as we can call in our back-up staff.

You say you need someone to purchase the house and then provide the money for renovation. I am just starting out in this business and right now I have about $30,000 cash to invest. If the deal is right I might be able to get more. Up to now I have been trying to find notes to sell but I am planning to jump into the investment end. I have a few questions but I assume that the investor will do all the paper work or do you have a lawyer to do this. Since I live in Kentucky I can get one but it would be better if you have one to recommend in Illinois. What is your usual return to the investor? I am assuming its a percentage of the investment? Do I also have to pay a house inspector too? I am interested in your response. My email is kadetzd@bellsouth.net. I would prefer to wait until I give you my phone number.
